Moving Out and Closing

Once all the contingencies have been met and you are confident the sale will go through it is a good idea to begin the process of packing any personal belongings, nicknacks, artwork and  furniture not included with the sale.

On Long Beach Island many Sellers choose to offer their homes partially and sometimes completely furnished. “Turn key” is a phrase often seen in listing descriptions.  It means the owners plan to pack up their personal belongings and leave everything else.  Exceptions can be noted in the listing or as a separate document.

Closing Day

If you have come this far, then this means that it is almost time for a congratulations, but not yet. Do not forget to tie up these loose ends:

Final Walk-Through Inspection

More of a formality than anything else, the final inspection typically takes place a day before or the day of closing. The Buyer will visit the property to verify that all is in working order, everything is the same as when it was last viewed at the property, that there are no extra items left behind, and that everything included in the purchase contract is still at the property.

Home Services and Utilities

You are responsible for all services and utilities until closing and the Buyer is responsible for them once ownership is transferred.  

Be Prepared

We are ready to assist you should an unforeseen glitch pop up, even at this last stage. Something at the property breaks down, or some other minor detail – no need to worry. We have encountered these problems before so we know how to handle them efficiently and in a stress-free manor.

Closing

The Closing Agent will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions enacted in the process. You and the Buyer(s) will sign this statement, as will the Closing Agent, certifying its accuracy. You and your Agent should arrange to have all property keys and any other important information concerning the property with you at the closing so that the items can be given to the Buyer at this time.  If you are unable to attend the scheduled closing, arrangements can be made depending on the circumstances and the notice that we receive.
